All houses have 2 outside terrace in different sizes, 12 to 50 sqm each depending on villa. The big villas also have big balconies overlooking the pool area (Pool is 20 meter long and 7 meter wide).

The villas are in between 10 and 12 years old. They are very well taken care of and they are for example built with double outside walls, separate draining system for each villa and built in air conditions (6 for the big villas and 4 for the small villa).
Monthly income: Right now we have 25 000 baht from house number 1 (the 2 bedroom bungalow with 1 year contract), 45 000 baht from house number 2 (4 bedroom villa with 1 year contract). House number 3 (4 bedroom villa) me and my family lives in so no income but calculate 45 000 baht for long term rent. House number 4 (4 bedroom villa with 1 year contract) 45 000 baht. Total income now is 125 000 baht per month without villa number 3 which would give another 45 000 baht on long term rental. Worth mention is that we have chosen to only rent out on long term because we live in the area. If you would rent out on short term basis you could easily charge 30 000 – 40 000 baht per week for the 4 bedroom villas during high season.
The potential/realistic income for the resort if you would do short term rental instead of long term is 35 000 baht/week for the big houses and 20 000 baht/week for the small house. I calculated on 20 high season weeks, which would give a yearly income of 2 500 000 baht. And in that case the low season rentals is extra bonus.
Outgoings and expenses: 1 staff who lives in the 1 bedroom bungalow next to the gate, salary 14 500 baht/month (174 000 baht/year). He takes care of the area such as gardening, pool care, handyman smaller painting and electric work and he also acts like security guard, he been here for 8 years now and he is very reliable. He is also employed in my Thai limited company that owns the plot and the houses. 10 000 – 12 000 baht per year for pool products (chlorine etc). Property tax 45 000 – 50 000 per year. TV True visions gold package 2 450 baht total per month for all houses (29 400 per year). The water is free because we have our own wells on the plot (each house and the pool has its own well), we always have water because we live next to the hill side. The tenants pay for electric and internet by them self. Pest patrol come every 3 week to check the houses for insects, expense total 31 000 baht/per year. Total outgoings and expenses per month 22 000 - 24 000 baht.
The houses are between 10 and 12 years old. All built in refrigerators/freezer (except 1 that still works god) and washing machines are new from the last 2 years. We have replaced all products (such as pool pumps, engine for the electric gate, air-condition etc.) that have needed replacement with new ones, during this 5 years we have lived here.
